We also need photo ID such as a driving licence or valid passport. The credit reference agency may also carry out other checks such as right to rent, they will contact you direct,  you can speak with them and ask what specific information they require.

Depending on services provided, usually the Landlord pays for tenancy agreements and we do not charge the landlord a fee each month for the rental, we add this to the overall rental cost or charge. , and any additional costs or expenses you may incur can be discussed prior to a tenancy agreement being signed.

While exact costs can be challenging to predict, as removal companies charge different amounts, we will give you our costs to the penny. Usually it is one months rent in advance but could be equal to 5 weeks depending on the owners wishes, and one months rent up front as payment going forward. For people with pets, if the owner will let pets move in there may be a charge for pet insurance or other.

If you have a bad credit score or do not earn enough or have an income of the amount needed you may be refused, you need 30 times the rental as income. If you have CCJ's of missed payments showing on your credit file in the last 6 years you may also be declined. We use a credit reference checking agency who will do all the checks and reply to us with a pass or fail. We do not get any other information other than that. You can obtain a copy of your credit file you can discuss possible outcomes, risks, and alternatives, so you can make informed decisions.

We cover the whole of England, we do not rent property in Scotland or Wales due to different laws being in place.

We deal with mostly domestic property rentals, for short or longer term, normal duration is  at least 6 months for an AST or for lodgers agreement its from 1 month. If it can be flexible we will be happy to cover any rental period subject to the owners consent. 

We have different types, such as the normal standard AST which is usually a minimum duration of 6 months, a lodgers type which is usually a room in shared property and this can be usually from 1 month or longer ongoing or holiday rental, which can be from 1 day to 30 days maximum. Some property rentals do cover all or part of the bills, it is important to find out first what if any bills are included and obtain this by email it will also form part of the contract or agreement. If no bills are included then the tenant is responsible to pay all bills, such as TV licence, water, electric, gas, council tax, internet. Also we advise the tenant obtains insurance for contents as Fennic does not cover any loss of belongings however caused in any property.
